Moscow: GVA Sawyer at MALL 2010, 7th International Exhibition of Commercial Real Estate

The 7th International Exhibition of Commercial Real Estate – MALL 2010 was held on 27-29 April 2010 in Moscow. The business program included several conferences and panel discussions. Elena Shevchuk, Commercial Real Estate Vice-President of GVA Sawyer, spoke at one of the panel discussions.

Elena Shevchuk, Commercial Real Estate Vice-President of GVA Sawyer, spoke at the panel discussion «Shopping centres – leaders’ experience». In her report «Best practices of opening of the shopping centres and principles of cooperation with the tenants in new market conditions» Mrs.Shevchuk covered the main tendences of occupancy of shopping centres in the new market conditions. The question of determing the base rent rate for the new tenants on the base of annual commodity circulation was one of the main subjects of her report. In the discussion Elena Shevchuk provided the audience with the information on how correctly is to estimate the potential turnover of the future or present tenant and also informed the participants about the current interest rate range in the market. The further logical item of the discussion was the question of defining the new commercial terms in the leasing contracts. Mrs. Shevchuk emphasized that though the discounting today is the most effective tool for attracting and retention of the tenants, its usage should be carefully deliberated and it should be local. The speech by Elena Shevchuk caused the great interest of the owners who began to fill their objects with the tenants.
