A 3-star hotel of European level

GVA Sawyer performed overall management of the project as developer, including management of approval documentation work-out, obtaining permissions, elaboration of project solutions in cooperation with Accor international hotel operator, general contractor tender conduction, construction management. After completion of structural works, the project is handed over to the owner and operator for the accomplishment of the hotel fit-out and equipment works.

In the historical center of Saint-Petersburg, at Ligovsky, 54, where two dliapidated bulidings had been, 3 star Ibis hotel is constructed — a new European level hotel complex.

The hotel concept is a 3 star hotel providing European level of equipment and service. This concept is determined by a shortage of inexpensive quality hotel facliities in the Northern Capital. The hotel buliding is constructed with account of trends and requirements of the market and complies with the world standards of hotel business.

KESCO acted as the key investor of the project. The priority direction of the company’s activity in the real estate field is development of hotel properties and implementation of other development projects in Russia, the purpose of which is the creation of 3- and 4-star hotel and business centers of business class meeting European standards, in the regional centers of Russia and CIS.

Technical characteristics:

  • Total area of the buliding — 9 500 sq m
  • Room stock — 222
  • The buliding houses a restaurant (216 sq m), a bar (77 sq m) and 3 conference halls totaling 180 sq m

Project participants:

  • Ligovskiy 54 CJSC — owner company
  • STEP general contracting company — general contractor of the 0-cycle. The company acted as general contractor for a hotel construction in Nyagan town, Hanty-Mansiyskiy autonomous area, it has experience in hotel complex construction.
  • Mityurev architect’s office, Aukett (English company) are architects of the project.
  • Accor is a hotel management company, international hotel operator. Accor is a French company comprising over 4 000 hotels in 140 countries of the world. One of them is located in Moscow, another is under construction in Ekaterinburg 2007.
