Exclusive Commission-Free Tenant / Purchaser Representation

Based on its international experience, GVA Sawyer offers new service, “Exclusive Commission-Free Tenant Representation”. In this case, the broker’s fee is paid by the object’s owner upon the transaction closing. HOWEVER, all analytical and support work in line with the transaction is performed by the broker in the interests of the Exclusive Client, potential landlord or purchaser, specifically:

  • evaluation of the client’s existing premises and recommendations in regard to optimization of their use
  • evaluation of the company’s current needs (questionnaire by key employees, preparation of “Technical Task for selection of new premises” etc.)
  • providing a consolidated report for all matching objects offered on the market by owners or their authorized representatives; analysis of their conformity to the client’s requirements for selected criteria
  • conducting objects’ viewing with the participation of GVA Sawyer’s technical specialists
  • preparation of comparison analysis of the objects’ technical and commercial conditions
  • preparation of preliminary cash flow forecast for object’s lease/sale and organization of moving
  • client representation at negotiations with the owner — working out the most favorable financial terms
  • legal support at discussions and signing of a lease/sale agreement
  • recommendations on alternative legal and financial schemes of the transaction
